PC -20.0.9,.-11:...., <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 8004, <br />THE APPLICATION OF PAMELA HARDY, PONDEROSA HOMES II, INC. <br />WHEREAS, Pamela Hardy, Ponderosa Homes II, Inc., has applied for Vesting <br />Tentative Map approval to subdivide an approximately 23.1 -acre site <br />located at 1 Reimers Drive in the Ironwood Planned Unit <br />Development (PUD) into 110 single-family home lots plus four common <br />area parcels; and <br />WHEREAS, The subdivision map is submitted in conformance to the previously <br />approved application, PUD -74; and <br />WHEREAS, zoning for the property is PUD-LDR/MDR/HDR/P&I and Mixed P&I/MDR <br />(Planned Unit Development — Low Density Residential/Medium Density <br />Residential/High Density Residential/Public & Institutional and Mixed <br />Public & Institutional/Medium Density Residential) District; and <br />WHEREAS, at its duly noticed public hearing of April 15, 2009, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, the environmental effects of this project were reviewed a the PUD stage, <br />and a Negative Declaration was adopted; and there is neither new <br />information nor changed circumstances to trigger further environmental <br />review; and <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed map substantially conforms to the zoning regulations/development <br />plan. <br />The tentative map's design and improvements closely follow the development plan and <br />Conditions of Approval for PUD -74. The required modifications are addressed in the <br />Conditions of Approval. Therefore, this finding can be made. <br />
