PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC -2009-06 <br />RESOLUTION DENYING A VESTING TENTATIVE MAP, <br />THE APPLICATION OF VINEYARD VILLA, AS FILED UNDER CASE PMCC-2 <br />WHEREAS, Vineyard Villa has applied for a Vesting Tentative Map converting a <br />208 -unit mobile home park located at 3263 Vineyard Avenue into <br />residential condominium units; and <br />WHEREAS, zoning for the property is C -F (Freeway Interchange Commercial) District; <br />and <br />WHEREAS, at its duly noticed public hearing of February 25, 2009, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, the conversion of an existing rental mobile home park to a residential <br />subdivision, cooperative, or condominium for mobile homes is statutorily <br />exempt from the California Environmental Quality Act (CEQA) Guidelines, <br />Section 15282(e); and <br />WHEREAS, the Planning Commission was unable to make the finding that the <br />subdivider obtained a survey of support of residents of the mobile home <br />park for the proposed conversion, as provided in Section 66427.5 of the <br />Subdivision Map Act. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Denies PMCC-2, the application of Vineyard Villa for Vesting Tentative <br />Map converting a 208 -unit mobile home park located at 3263 Vineyard <br />Avenue into residential condominium units. <br />Section 2. This resolution shall become effective 15 days after its passage and <br />adoption unless appealed prior to that time. <br />
