CC&R's shall include language that restricts development on the open space <br />easement of Parcel A. The City shall be granted the rights and remedies of the <br />association, but not the obligation, to enforce the maintenance responsibilities of <br />the property owners association. <br />12. Concurrent with the recordation of a map to create five single-family residential <br />parcels, the applicant shall record with the Alameda County Recorder's Office the <br />following: <br />a) Designation of the area within Parcel A for an open space easement. The <br />specific language of open space designation shall be review and approved by <br />the City Attorney prior to recording. <br />13. The development's design guidelines shall be modified to require two (2) <br />twenty-four inch box street trees per lot. Final edition of the guidelines shall be <br />submitted to the Director of Community Development with the tentative map. <br />14. The project developer shall submit a waste generation disposal and diversion <br />plan to the Building and Safety Division prior to issuance of building or demolition <br />permits. The plan shall include the estimated composition and quantities of <br />waste to be generated and how the project developer shall recycle at least fifty <br />percent (50%) of the job site construction and demolition waste. Proof of <br />compliance shall be provided to the Chief Building Official prior to the issuance of <br />final occupancy. During demolition and construction, the project developer shall <br />mark all trash disposal bins "trash materials only" and all recycling bins "recycling <br />materials only." The project developer shall contact Pleasanton Garbage Service <br />for all waste disposal. Only that portion of trash and recycling waste refused by <br />Pleasanton Garbage Service shall be disposed of or diverted by another <br />trash/recycling company. <br />15. This development shall be considered as a "first-come, first-served" project for <br />growth management purposes. <br />16. The project developer shall provide all buyers with copies of the project <br />conditions of approval. <br />17. The applicant shall implement the following measures with the construction of the <br />structure covered by this approval so that a roof -mounted photovoltaic system <br />can be installed in the future: <br />a) Install electrical conduit and pull string from the roof/attic areas to the <br />building's main electrical panels; <br />b) Engineer the roof trusses to handle an additional load as determined <br />by a structural engineer to accommodate the additional weight of a <br />prototypical photovoltaic system beyond that anticipated for roofing; <br />3 <br />
