19. The applicant shall investigate with staff the feasibility of installing retaining walls <br />along the rear property lines of Lots 10-13 and 16-17 in order to eliminate the <br />2:1 slope bank in the rear yards and maximize the flat, usable space. The <br />grading and/or retaining walls for these lots shall be subject to review and <br />approval by the City Engineer, Director of Planning and Community <br />Development, and the Planning Commission at the time of the tentative map <br />review. <br />20. Plans for the emergency vehicle access (EVA) road and related improvements at <br />3377 and 3380 Sandstone Court and at the City's Operations Service Center <br />shall be submitted for review and approval by the Director of Planning and <br />Community Development and Fire Chief with the subdivision improvement plans. <br />21. An approximately seven -foot tall solid painted metal gate without pedestrian <br />access shall be provided at the Sandstone Court and City Operation Service <br />Center EVA's. Unless otherwise approved by the Director of Planning and <br />Community Development, the gate shall match the design of the EVA gate at the <br />end of Madsen Court in the adjacent Ironwood development. <br />22. The garages shall all have automatic opening sectional roll -up garage doors <br />throughout the project. <br />23. The colors and materials of the retaining walls and the colors of the precast <br />perimeter wall shall be submitted for the review and approval by the Director of <br />Planning and Community Development prior to issuance of a building permit. <br />24. A final fencing plan generally conforming to the conceptual fencing plan shall be <br />submitted for review and approval by the Director of Planning and Community <br />Development with the subdivision improvement plans. <br />25. Details of the project signage shall be submitted for the review and approval by <br />the Director of Planning and Community Development with the subdivision <br />improvement plans. <br />26. The project developer shall submit detailed landscape and irrigation plans, <br />subject to the review and approval of the Director of Planning and Community <br />Development, as part of the improvement plans. These plans shall include a <br />street tree -planting plan and landscape plans for all street rights-of-way, common <br />areas, and typical front and street side yards for all homes. The irrigation plan <br />shall provide for automatic controls. Said landscape plan shall be consistent with <br />the approved landscape plans plus any conditions of approval, and shall be <br />detailed in terms of species, location, size, quantities, and spacing. The final <br />selection of plant species for the project shall be subject to the review and <br />approval of the Director of Planning and Community Development and shall <br />consist of species which are native to this region of California or are otherwise <br />drought -tolerant, with the exception of turf/sod.
