28. The applicant shall create a drainage easement across Parcel A for the benefit of <br />Parcel B. <br />29. The applicant shall pay the difference in City fees between the secondary unit and <br />a single family home. Said fees shall be due prior the submittal of the map for the <br />City Engineer's signature. <br />30. The applicant shall provide separate water, and sanitary sewer laterals and <br />separate underground electric and gas services to the existing house on Parcel B. <br />The applicant shall pay City connection fees for the new laterals prior the submittal <br />of the map for the City Engineer's signature. <br />31. The applicant shall submit a plan for any required utilities improvements to the <br />Chief Building Official and City Engineer for review and approval prior the submittal <br />of the parcel map for the City Engineer's signature. <br />32. The applicant shall disclose to any future owners that that there is no on -street <br />parking in front of 204 Kottinger Drive. The exact language of said disclosure shall <br />be approved by the City Attorney <br />33. The applicant shall dedicate to the City: <br />a. A strip of land five feet in width across the project frontage for roadway <br />purposes. <br />b. An eight -foot wide Public Service Easement across the project frontage. <br />{end) <br />5 <br />
