EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PAP -116, Paul Esser, Appellant <br />PV -167, Rich and Lori Lortz <br />2402 Crestline Road <br />March 19, 2008 <br />The project shall conform substantially to the site plans, elevations, and related <br />materials, Exhibit A, dated "Received, February 19, 2008", on file with the <br />Planning Department, except as modified by these conditions. <br />2. The plastic ivy located on the CMU sound wall trellis shall be removed and <br />replaced with Star Jasmine vines. <br />3. The accessory structure located in the rear right side yard shall be relocated in <br />order to conform to the 5 -foot rear yard setback and 3 -foot side yard setback for <br />the R-1-6,500 Zoning District. The accessory structure shall be lowered to <br />ground level and the steps to the structure shall be removed. The property <br />owner(s) shall work with staff regarding the placement and height of the <br />relocated structure prior to moving it. A final inspection from the Planning <br />Department shall be required once the accessory structure is relocated. The <br />applicant shall relocate the rear yard accessory structure within six (6) months of <br />building permit issuance. <br />4. The applicant shall apply for building permits within 30 days of the date of <br />approval for the accessory structures. <br />5. The applicant shall pay any and all fees to which the project may be subject to <br />prior to issuance of any applicable building permits. The type and amount of the <br />fees shall be those in effect at the time the building permit is issued. <br />6. All building and/or structural plans shall comply with all codes and ordinances in <br />effect before the Building and Safety Division will issue permits. <br />7. If the applicant does not adhere to the time limits outlined in Condition No. 3 <br />and/or Condition No. 4, the application (PAP-116/PV-167) shall be brought back <br />to the Planning Commission for further consideration. <br />{end} <br />
