Fencing: <br />8. A final fence plan shall be submitted to the Planning Director for review and <br />approval before issuance of a building permit. New property line fencing shall be <br />an open, wrought -iron style design and may be up to six feet in height. The <br />existing fencing and pilasters can be retained. Access gates are permitted and, if <br />installed, shall be attached to these pilasters. The final fence plan shall be <br />incorporated in the building permit plan set. <br />Green Buildinq Measures: <br />9. The building developer shall submit a list of all green building measures used in <br />the design and construction of the home covered by this approval to the Planning <br />Director for review and approval with the building permit plans and application. <br />The home shall be designed and constructed to meet or exceed a goal of <br />200 points using the ACWMA's Green Points rating system, with a minimum of <br />10 points in each category (Resources, Energy, and IAQ/Health) but no less than <br />150 Green Points as the minimum. The building developer shall implement the <br />"Green Point Comments" prepared by Natalie Amos, dated June 27, 2007. The <br />final Green Points measures and programs shall be stated on the building permit <br />plans to the satisfaction of the Planning Director. <br />Lighting: <br />10. All exterior lighting shall be directed downward and designed or shielded so as to <br />not shine on neighboring properties. The building developer shall submit a final <br />lighting plan and include drawings and/or manufacture's specification sheets <br />showing the size and types light fixtures proposed for the exterior of the buildings <br />and parking areas. The light fixtures and their locations shall be subject to the <br />review and approval of the Planning Director. <br />11. Low luminosity accent lighting shall be limited on the north and east sides of the <br />site development. Accent lighting shall be provided on the plans submitted for <br />building permit and review by the Planning Department. <br />General Conditions <br />12. A home-based business may be operated from the home in conformance to the <br />Pleasanton Municipal Code and, minimally, with an "Application To Conduct A <br />Business In Your Home" approved by the Planning Department and a business <br />license. <br />13. The building developer shall obtain a Building Permit from the Building and <br />Safety Division and any other applicable City permits for the project prior to the <br />commencement of any construction. <br />3 <br />
