All on-site <br />driveways and drive aisles meet City standards for emergency vehicle <br />access and turn -around. The buildings will be constructed to meet the <br />requirements of the Uniform Building Code and will require approval by <br />the State. The buildings will also be equipped with automatic fire <br />suppression systems (sprinklers). Adequate access is provided to all <br />structures for police, fire, and other emergency vehicles. Therefore, this <br />finding can be made. <br />7. The plan conforms to the purposes of the PUD District. <br />The proposed PUD development plan conforms to the purposes of the <br />PUD district. One of these purposes is to ensure that the desires of the <br />developer and the community are understood and approved prior to <br />commencement of construction. The proposed project implements the <br />purposes of the PUD ordinance in this case,by providing a well-designed <br />and sited high-density project on this in -fill site that meets the City's <br />General Plan goals and policies, including those which encourage meeting <br />the needs of affordable housing. The PUD process allows for ample input <br />from the public and for an ultimate decision by the City Council regarding <br />appropriateness of the proposed use. Therefore, this finding can be <br />made. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of Case PUD -71, the application of Michael <br />Aminian/Medeiros Gardens, LLC for Planned Unit Development (PUD) <br />rezoning and development plan approval to rezone an existing 0.876 -acre <br />parcel located at 3835 Vineyard Avenue from the RM -4,000 <br />(Multiple -Family Residential) District to the PUD -HDR (Planned Unit <br />Development — High Density Residential) District and to construct ten <br />townhouse units, subject to the conditions shown in Exhibit B, attached <br />hereto and made part of this case by reference. <br />Section 2. This resolution shall become effective immediately upon its passage and <br />adoption. <br />
