8. -Any tenant improvement or demolition plans shall be submitted to the Building <br />and Safety Division for review and approval. The applicant shall obtain a building <br />permit or demolition permit prior to commencement of any work. The applicant <br />shall pay any and all fees to which the proposed application may be subject to <br />prior to issuance of building permits. The type and amount of the fees shall be <br />those in effect at the time the building permit is issued. <br />9. Changes to the exterior of the building shall not be made without prior approval <br />from the Planning Department. <br />10. Prior to the removal of the generator, the applicant shall obtain staff level design <br />approval. <br />11. The replacement fencing shall be reviewed and approved by the Planning <br />Department prior to submittal for a building permit. The Planning Department <br />may require a tree report to assess construction impacts to the existing trees. <br />The City may require a one year tree bond prior to the installation of the fencing. <br />a. The new fencing shall not impact the existing trees along the east property <br />line and special care shall be given to work done in the area of the existing <br />tree at the south east corner of the property. <br />b. If damages to the existing trees occur, the applicant shall replace, in kind, <br />those trees impacted. <br />12. The new motorized gate shall meet all Fire Code requirements and shall be <br />equipped with a Knox box or other emergency access means as required by the <br />Fire Department. <br />13. If the applicant wishes to relocate the use to a new address or tenant suite, the <br />applicant shall secure a new conditional use permit to relocate into the building or <br />tenant suite prior to occupying the building or tenant suite. <br />14. There shall be no vehicle repair or maintenance done on-site. <br />15. There shall be no public access or public contact offered by this facility. <br />16. This conditional use permit approval will lapse one (1) year from the effective <br />date of approval unless AT&T Services receives a business license; which <br />requires Zoning Certificate approval from the Planning Department prior to <br />obtaining a business license. <br />{end) <br />4 <br />
