Parking Area Requirements <br /> • Landscape islands, a minimum of five feet in width, are to be provided internal to <br /> parking areas and as endcaps to all parking rows. <br /> • Parking lot trees, minimum 24-inch box size shall be required at a minimum ratio of <br /> one tree for every eight parking spaces. View corridors are permitted through <br /> orchard-style planting provided the minimum overall tree quantity requirements are <br /> maintained. <br /> • Shrubs selected for parking lot screening, including spaces and maneuvering drives, <br /> shall be a minimum 15-gallon size at planting. <br /> Lighting <br /> All lighting shall be complementary to the site layout and building architecture, and shall <br /> be designed to avoid glare on surrounding parcels and uses. All lighting plans shall <br /> comply with City standards and applicants shall submit a lighting location site plan that <br /> includes limited conflicts with proposed tree planting locations, fixture details and <br /> specifications, and a photometric plan. All lighting plans and materials require City <br /> approval as part of the design review process on a project by project basis. <br /> Signage <br /> As appropriate, a master sign program shall be developed for each individual <br /> development site/project within the project area. All signage shall be complementary to <br /> the site layout and building architecture. All master sign programs or individual signage <br /> plans, including freeway pylon signs, require City approval as part of a sign design <br /> review process on a project by project basis. Corporate branding and colors specific to <br /> the tenant are permitted. <br /> Exceptions <br /> Exceptions to these Design Guidelines may be granted by the decision making body if it <br /> can be determined that the proposed project is substantially compliant with the PUD-C <br /> District and these Development Standards and Design Guidelines. <br />
