<br />103. A sanitary sewer cleanout shall be installed at the front property line of each cus- <br />tom home, unless otherwise waived by the City Engineer. <br /> <br />104. The applicant shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering or Building Department permit. The amount of <br />this bond will be determined by the City Engineer. <br /> <br />105. Any damage to existing street improvements during construction on the subject <br />property shall be repaired to the satisfaction of the City Engineer at full expense to <br />the developer. This shall include slurry seal, overlay, or street reconstruction if <br />deemed warranted by the City Engineer. <br /> <br />106. The applicants' contractor(s) shall obtain an encroachment permit from the City <br />Engineer prior to moving any construction equipment onto the site <br /> <br />107. All utilities required to serve any existing or proposed development on-site shall be <br />installed underground, unless otherwise determined by the City Engineer. Electric <br />power distribution, gas distribution, communication service, cable television, and <br />any required alarm systems shall be installed underground in a joint utility trench <br />from the existing and proposed dwellings to the nearest utility pole acceptable to <br />PG&E. If the joint utility trench is located within an adjacent parcel, then an ease- <br />ment from the adjacent property owner shall be obtained by the applicant prior to <br />trenching. <br /> <br />108. The developer shall install street frontage improvements per Chapter 19.40.010 of <br />the Pleasanton Municipal Code and to the satisfaction of the City Engineer. These <br />improvements may include, but are not necessarily limited to, grading, curb and <br />gutter, sidewalk, paving, storm drain, sanitary sewer, water facilities, street light- <br />ing, underground utilities, traffic control devices, landscaping, and automatic irri- <br />gation systems. <br /> <br />109. The design for the line, grade, and structural sections for the streets serving this <br />development shall be subject to final review and approval by the City Engineer. <br /> <br />110. The developer shall construct P.C.C. curbs and gutters within this development un- <br />less otherwise approved by the City Engineer. When the sidewalk is adjacent to <br />the curb and gutter, they shall be poured monolithically.h <br />Page 18 <br />
