<br />4. A detailed visual analysis shall be conducted at the time of the <br />design review application for the proposed homes on Lots #3 and #4. <br />This analysis shall review potential visual and privacy impacts of <br />these homes on the nearby properties to the north. Any <br />identified impacts shall be minimized to the greatest extent possible. <br />In order to mitigate potential impacts, single-story homes on these <br />lots, with a height to be defined during the visual analysis, and <br />additional setbacks may be required through the design review <br />approval process. <br />5. The building and color of the future homes shall blend with the <br />natural landscape. Stone and treated wood are encouraged for <br />exterior surfaces. Stucco may be used provided that it is <br />complemented with natural materials and is a muted earth tone. <br />6. The maximum height of fill for Lots #3 and #4 shall be four <br />feet. <br />7. Two 24-inch box and one 36-inch box oak tree be installed as part of <br />the landscape plan for each lot. The final location and placement <br />shall be determined as part of the design review for each home and <br />these trees shall be generally placed in order to maximize their <br />visibility from off-site. <br />8. A design review application for an addition on Lot #2 shall be <br />treated as a new design review application for the purposes of <br />determining the submittal requirements. <br />9. The installation of the landscape planter strip on Lots #2 and #3 <br />shall occur in conjunction with the installation of the private <br />improvements. <br />10. A minimum of three on-site visitor parking spaces shall be provided <br />for each future home. The specific details shall be submitted for <br />review and approval in conjunction with the design review <br />application for new home. <br />11. In conjunction with a design review application for Lot #2 or #4, <br />whichever is earlier, a landscape plan for the installation of the <br />landscaping on Lot #2 shall be submitted to the Planning Director for <br />review and approval.
