<br />73. The storm drain system shall be private and maintained by the homeowners. The <br />sanitary sewer and water main shall be public and maintained by the City. The <br />street and utilities shall be constructed to City standards. The applicant shall post <br />with the City prior to approval of parcel map, a performance bond for all street <br />improvements that are not to be accepted by the City of Pleasant on. <br /> <br />74. The applicant shall extend the water main from the fire department turnaround to <br />San Carlos Way in conjunction with the construction of this project. The applicant <br />may enter into a reimbursement agreement with the City for the water main <br />extension. <br /> <br />75. The storm drainage from each lot shall be directed to the street or an approved <br />storm drain system in accordance with Sections 2907(b)(5) and 7012(d) of the <br />1988 Uniform unless otherwise approved by the Building Official and City <br />Engineer. <br /> <br />76. There shall be individual sanitary sewer and water laterals to each lot. There shall <br />be a two way cleanout on the sanitary sewer lateral located at the back ofthe PSE. <br /> <br />77. Unless otherwise approved by the Fire Marshall no housing construction shall <br />begin until such time as an acceptable emergency vehicle access has been <br />established, as defined by the Fire Marshall. This access shall be maintained at all <br />time until the public improvements are accepted. <br /> <br />78. The perimeter of all building foundations shall be designed with subdrians. Said <br />drains shall be connected to the street gutter or other means acceptable to the City <br />Engineer, unless otherwise approved by the City Engineer <br /> <br />79. All roof leaders shall be connect connected to the street gutter or other means <br />acceptable to the City Engineer. <br /> <br />80. The Applicant shall all necessary permits from all environmental agencies prior to <br />approval of the Parcel Map. <br /> <br />81.
