<br />Resolution No. PC-99-52 <br />Page 8 <br /> <br />35. The developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be <br />those in effect at the time the building permit is issued. <br /> <br />36. If signing for the development is desired, a comprehensive signing program shall <br />be submitted to the Planning Director for consideration under separate application. <br /> <br />37. Unless a phasing plan for improvements is approved by the Planning Director, the <br />applicant shall complete all of the on-site improvements at one time (including all <br />improvements around future building pads). <br /> <br />38. All site improvements activities shall be limited to the hours of 8:00 a.m. to 5:00 <br />p.m., Monday through Friday. Construction shall not be permitted on Federal <br />holidays. All construction equipment must meet DMV noise standards and shall <br />be equipped with muffling devices. <br /> <br />39. The height of the structure(s) shall be surveyed and verified as being in <br />conformance to the approved building height as shown on Exhibit "A" or as <br />otherwise conditioned. Said verification is the applicant's responsibility, shall be <br />performed by a licensed land surveyor or civil engineer, and shall be completed <br />and provided to the Planning Department before the first framing or structural <br />inspection by the Building Department. <br /> <br />40. At no time shall campers, trailers, motor homes, or any other vehicle be used as <br />living or sleeping quarters on the construction site. All such vehicles shall be <br />removed from the site at the end of each work day. <br /> <br />41. Final inspection by the Planning Department is required prior to occupancy of the <br />dwelling unit above the garage. <br /> <br />42. If archeological materials are uncovered during grading, trenching, or other on-site <br />excavation, all work on site shall be stopped and the City immediately notified. <br />The county coroner and the Native American Heritage Commission shall also be <br />notified and procedures followed as required in Appendix K of the California <br />Environmental Quality Act. A similar note shall appear on the improvement plans. <br /> <br />43. Portable toilets used during construction shall be kept as far as possible from <br />existing residences and shall be emptied on a regular basis as necessary to prevent <br />odor. <br />
