All driveway aisles designated as fire lanes by the Fire Chief shall be maintained in accordance with Articles 9 and 10 of the Uniform Fire Code which permits towing vehicles illegally parked on the fire lanes. Fire lane curbs shall be painted red with "No Parking, Fire Lane, Tow Away Zone" or "No Parking, Fire Lane, Tow Away Zone" signs shall be installed as required by the Vehicle Code. 44. All portions of the building covered by this approval shall have installed and operating, fire extinguishers with a minimum 2-A:10-B:C rating. The fire extinguishers shall be located within a seventy-five foot (75' 0") radius of each other. Engineering Requirements: 45. The project developer shall improve Del Valle Parkway across the project frontage through to the southwest curb return on the Del Valle Parkway/Bernal Avenue intersection to the satisfaction of the City Engineer. These improvements shall include, but are not limited to, grading, curb and gutter, sidewalk, paving, storm drain, street lighting, underground utilities, traffic control devices, landscaping and automatic irrigation systems, and street widening (approximately twenty-one feet (21' 0") in width to accommodate three (3), twelve-foot (12' 0") wide travel lanes for two (2) through lanes and a single double left turn lane, an eight-foot (8' 0") wide parking lane and a four-foot (4' 0") wide bike lane located on the north side of the street, and a six-foot (6' 0") wide bike lane located on the south side of the street. The project developer shall also construct a five-foot (5' 0") wide sidewalk on the south side of the street across the project frontage to tie into the sidewalk on Bernal Avenue. The project developer shall transition the travel lanes from the fully improved section on Del Valle Parkway in front of the fire station to the existing street section to the west. Said transition shall occur outside the frontage of the project. 46. The project developer shall construct a fifteen-inch (15") sanitary sewer and a sixteen-inch (16') water main across the entire project frontage. The water main shall be connected to the existing sixteen-inch (16") line in Bernal Avenue. The construction costs for these utilities shall be reimbursed by the City's utility funds. 47. The applicant shall construct a raised teardrop shaped landscaped median island at the beginning ofthe east bound left turn lane on Del Valle Parkway onto Bernal Avenue (starting approximately at the easterly side of the apparatus exit driveway). The return radius on the apparatus exit driveway shall be modified to accommodate fire trucks turning right onto Del Valle Parkway with the modification of the median island. 48. The paving sections for the on-site parking and drive areas shall be designed on the basis of an R-Value test and a traffic index to carry the anticipated traffic loads. This design shall be subject to the approval of the Director of Building Inspection. The minimum paving section shall be two inches (2") of asphalt concrete (A.C.) on a six inch (6")
