<br />Resolution No. PC-98-46 <br />Page 8 <br /> <br />43. All driveway aisles designated as fire lanes by the Fire Chief shall be maintained in <br />accordance with Articles 9 and 10 of the Uniform Fire Code which permits towing <br />vehicles illegally parked on the fire lanes. Fire lane curbs shall be painted red with "No <br />Parking, Fire Lane, Tow Away Zone" or "No Parking, Fire Lane, Tow Away Zone" signs <br />shall be installed as required by the Vehicle Code. <br /> <br />44. All portions of the building covered by this approval shall have installed and operating, <br />fire extinguishers with a minimum 2-A:10-B:C rating. The fire extinguishers shall be <br />located within a seventy-five foot (75' 0") radius of each other. <br /> <br />Engineering Requirements: <br /> <br />45. The project developer shall improve Del Valle Parkway across the project frontage <br />through to the southwest curb return on the Del Valle Parkway/Bernal Avenue <br />intersection to the satisfaction of the City Engineer. These improvements shall include, <br />but are not limited to, grading, curb and gutter, sidewalk, paving, storm drain, street <br />lighting, underground utilities, traffic control devices, landscaping and automatic <br />irrigation systems, and street widening (approximately twenty-one feet (21' 0") in width <br />to accommodate three (3), twelve-foot (12' 0") wide travel lanes for two (2) through lanes <br />and a single double left turn lane, an eight-foot (8' 0") wide parking lane and a four-foot <br />(4' 0") wide bike lane located on the north side of the street, and a six-foot (6' 0") wide <br />bike lane located on the south side of the street. The project developer shall also <br />construct a five-foot (5' 0") wide sidewalk on the south side of the street across the <br />project frontage to tie into the sidewalk on Bernal Avenue. The project developer shall <br />transition the travel lanes from the fully improved section on Del Valle Parkway in front <br />of the fire station to the existing street section to the west. Said transition shall occur <br />outside the frontage of the project. <br /> <br />46. The project developer shall construct a fifteen-inch (15") sanitary sewer and a <br />sixteen-inch (16') water main across the entire project frontage. The water main shall be <br />connected to the existing sixteen-inch (16") line in Bernal Avenue. The construction <br />costs for these utilities shall be reimbursed by the City's utility funds. <br /> <br />47. The applicant shall construct a raised teardrop shaped landscaped median island at the <br />beginning ofthe east bound left turn lane on Del Valle Parkway onto Bernal Avenue <br />(starting approximately at the easterly side of the apparatus exit driveway). The return <br />radius on the apparatus exit driveway shall be modified to accommodate fire trucks <br />turning right onto Del Valle Parkway with the modification of the median island. <br /> <br />48. The paving sections for the on-site parking and drive areas shall be designed on the basis <br />of an R-Value test and a traffic index to carry the anticipated traffic loads. This design <br />shall be subject to the approval of the Director of Building Inspection. The minimum <br />paving section shall be two inches (2") of asphalt concrete (A.C.) on a six inch (6") <br />
