Resolution No. PC-98-46
Page 4

10. The generator shown to be located near the northeast corner of the fire station shall be
screened from view by an 8' 0" tall "wing" wall structure. This screen structure shall be
connected to the fire station building and shall be designed and detailed to complement
the design detailing of the fire station building. The enclosure's design shall be submitted
to the Planning Director for review and approval before issuance of a building permit.

11. The project developer shall obtain an ingress/egress easement from the Alameda Flood
Control and Water Quality Conservation District Zone 7 across its pump station property.
The easement shall be obtained prior to the issuance of a building permit. If the easement
cannot be secured, the project developer shall delete the access gate between the fire
station/pump station properties.

12. All windows on the fire station/administrative headquarters building shall be detailed
with a concrete-styled sill typical for masonry bricklblock structures. The project
developer shall submit the window sill design to the Planning Director for review and
approval before issuance of a building permit.

13. The City of Pleasanton shall grant an ingress/egress easement across the project's entire
driveway and parking areas to the Alameda County Flood Control and Water Quality
Conservation District Zone 7 prior to issuance of building permits. The City shall
provide to Zone 7 up-to-date access codes and/or keys to the rolling security gate. It is
noted that Zone 7 will not be responsible for any landscaping located within its easement
across the site's rear property that may be damaged under emergency conditions.

Building and Site Design Requirements:

14. The project developer shall post address numerals on the building so as to be plainly
visible from all adjoining streets or driveways during both daylight and night time hours.

15. The project developer shall effectively screen from view all ducts, meters, and any other
mechanical equipment, whether on the structure, on the ground, or on the roof, with
materials architecturally compatible with the main structure. Screening details shall be
shown on the plans submitted for issuance of building permits, the adequacy of which
shall be determined by the Planning Director. All roof mounted heating/air conditioning
equipment shall be designed and located on the structure's roof so as not to project above
a horizontal plane established by the building parapet walls.

16. All trash and refuse shall be contained completely within the trash enclosure shown on
the proposed site plan. The design, materials, and detailing of the trash enclosure shall
match the architectural design of the fire station/administrative building and the
enclosure's gates shall be corrugated metal or solid wood. The location and design of the
enclosure shall be shown on the final building plans submitted for review and approval
by the Planning Director before issuance of a building permit. Trash containers shall be
stored within the enclosure at all times, except when being unloaded.
