The generator shown to be located near the northeast corner of the fire station shall be <br />screened from view by an 8' 0" tall "wing" wall structure. This screen structure shall be <br />connected to the fire station building and shall be designed and detailed to complement <br />the design detailing of the fire station building. The enclosure's design shall be submitted <br />to the Planning Director for review and approval before issuance of a building permit. <br /> <br />11. The project developer shall obtain an ingress/egress easement from the Alameda Flood <br />Control and Water Quality Conservation District Zone 7 across its pump station property. <br />The easement shall be obtained prior to the issuance of a building permit. If the easement <br />cannot be secured, the project developer shall delete the access gate between the fire <br />station/pump station properties. <br /> <br />12. All windows on the fire station/administrative headquarters building shall be detailed <br />with a concrete-styled sill typical for masonry bricklblock structures. The project <br />developer shall submit the window sill design to the Planning Director for review and <br />approval before issuance of a building permit. <br /> <br />13. The City of Pleasanton shall grant an ingress/egress easement across the project's entire <br />driveway and parking areas to the Alameda County Flood Control and Water Quality <br />Conservation District Zone 7 prior to issuance of building permits. The City shall <br />provide to Zone 7 up-to-date access codes and/or keys to the rolling security gate. It is <br />noted that Zone 7 will not be responsible for any landscaping located within its easement <br />across the site's rear property that may be damaged under emergency conditions. <br /> <br />Building and Site Design Requirements: <br /> <br />14. The project developer shall post address numerals on the building so as to be plainly <br />visible from all adjoining streets or driveways during both daylight and night time hours. <br /> <br />15. The project developer shall effectively screen from view all ducts, meters, and any other <br />mechanical equipment, whether on the structure, on the ground, or on the roof, with <br />materials architecturally compatible with the main structure. Screening details shall be <br />shown on the plans submitted for issuance of building permits, the adequacy of which <br />shall be determined by the Planning Director. All roof mounted heating/air conditioning <br />equipment shall be designed and located on the structure's roof so as not to project above <br />a horizontal plane established by the building parapet walls. <br /> <br />16. All trash and refuse shall be contained completely within the trash enclosure shown on <br />the proposed site plan. The design, materials, and detailing of the trash enclosure shall <br />match the architectural design of the fire station/administrative building and the <br />enclosure's gates shall be corrugated metal or solid wood. The location and design of the <br />enclosure shall be shown on the final building plans submitted for review and approval <br />by the Planning Director before issuance of a building permit. Trash containers shall be <br />stored within the enclosure at all times, except when being unloaded. <br />
