<br />applicable requirements of the Federal Emergency Management Flood Hazard <br />Program, the California Department ofFish and Wildlife, and meets the immediate <br />and long-range requirements of this development and all upstream areas intended <br />to be drained through this development. <br /> <br />66. Electric power distribution, gas distribution, communication service, Cable televi- <br />sion, and any required alarm systems shall be installed underground in a joint util- <br />ity trench unless otherwise specifically approved by the City Engineer or Director <br />of Building Inspection for on-site. <br /> <br />67. The project developer shall submit detailed landscape and irrigation plans as part <br />of the improvement plans. <br /> <br />68. Any damage to existing street improvements during construction on the subject <br />property shall be repaired to the satisfaction of the City Engineer at full expense to <br />the project developer. This shall include slurry seal, overlay, or street reconstruc- <br />tion if deemed warranted by the City Engineer. <br /> <br />69. The project developer's contr~ctor(s) shall obtain an encroachment permit from tl).e <br />City Engineer prior to moving any construction equipment onto the site. <br /> <br />Urban Stormwater Runoff Requirements: <br /> <br />70. The project developer shall label all public storm drain inlets with the wording, <br />"No Dumping -- Drains to Bay" using City-approved methods and materials. <br /> <br />71. Prior to the commencement of any clearing, grading, or excavation, the project de- <br />veloper shall submit a copy of the State Water Resources Control Board Notice of <br />Intent (NO!) for coverage under the State Construction Storm Water General <br />Permit. <br /> <br />72. The project developer shall include erosion control/storm water quality measures <br />on the final grading plan which shall specifically address measures to prevent soil, <br />dirt, and debris from entering the storm drain system. Such measures may include, <br />but are not limited to, hydroseeding, hay bales, sandbags, and siltation fences and <br />are subject to the review and approval of the City Engineer/Director of Building <br />Inspection. If no grading plan is required, necessary erosion control/storm water <br />quality measures shall be shown on the site plan submitted for an on-site permit, <br />subject to the review and approval of the Director of Building Inspection.
