<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-99-45 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF TTK <br />PARTNERSHIP FOR PUD DEVELOPMENT PLAN APPROVAL, AS FILED UNDER CASE <br />PUD-99-07 <br /> <br />WHEREAS, TTK Partnership has applied for PUD development plan approval for a residential <br />subdivision consisting of 12 building sites, a public equestrian/pedestrian trail, <br />public streets and parking, and land area set aside for the municipal golf course <br />and permanent open space on an approximately 46.3 acre site located in the <br />Happy Valley Specific Plan study area on the south side of Happy Valley Road at <br />the junction of Happy Valley Road and Alisal Street; and <br /> <br />WHEREAS, prezoning for the property as specified by the Happy Valley Specific Plan is PUD <br />(Plaooed Unit Development) - Semi-Rural Density Residential (SRDR), <br />Municipal Golf Course (GC), and Open Space (OS) District; and <br /> <br />WHEREAS, the project is within the Happy Valley Specific Plan area for which an EIR has <br />been prepared and certified; and <br /> <br />WHEREAS, at its duly noticed public hearing of July 14, 1999, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The plan is in the best interests of the public health, safety, and <br />general welfare. <br /> <br />The proposed project, as conditioned, meets all applicable City standards <br />concerning public health, safety, and welfare, e.g. vehicle access, geologic <br />hazards (not within a special studies zone), and flood hazards. The proposed <br />development is designed to be compatible with the adjacent land uses including <br />the planned City Golf Course and open space areas located along the property's <br />east and west sides, respectively. The proposed development plan is designed in <br />conformance with the Pleasanton General Plan and the Happy Valley Specific <br />Plan designations for this site and all other relevant policies and programs. <br />Detailed geologic studies have been done in conjunction with the Happy Valley <br />Specific Plan and with the proposed development plan which have been peer <br />
