<br />Resolution No. PC-99-44 <br />Page 4 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Case UP-99-19 <br />Carden West School <br /> <br />1. The proposed use shall conform substantially to the site plan, floor plan, written <br />narrative, and related materials, Exhibit A (dated "Received" April 27, 1999), on <br />file with the Planning Department, except as modified by these conditions. <br /> <br />2. If operation ofthis use results in conflicts pertaining to parking, noise, traffic, or <br />other impacts, at the discretion of the Planning Director, this conditional use <br />permit may be referred to the Planning Commission for subsequent review at a <br />public hearing. If necessary, the Commission may modify or add conditions of <br />approval to mitigate such impacts, or may revoke said conditional use permit. <br /> <br />3. If additional hours of operation or activities beyond that proposed in the written <br />narrative, dated "Received" April 27, 1999, on file with the Planning Department, <br />are desired, prior City review and approval is required. Such modifications shall <br />be submitted to the Planning Director, who shall refer the matter to the Planning <br />Commission if judged to be substantial. <br /> <br />4. This use permit shaH expire on August 31, 2004, unless an extension is granted by <br />the City. <br /> <br />5. The classroom doors along the west side of the school's tenant spaces at 4466 <br />Black Avenue (Classroom Nos. 9 and 10) shall be closed at all times and be used <br />only for emergency ingress/egress. <br /> <br />6. Drop-oWPick-up of students shall only occur in the front or rear parking spaces on <br />the Lynnewood United Methodist Church property at 4444 Black Avenue or in the <br />parking spaces directly along the south or east side of the school's tenant spaces in <br />the office building at 4466 Black Avenue. The parking spaces on the west side of <br />the office building shall not be used for drop-oWpick-up of students at any time <br />but may be used for employee parking. At no time shall students be <br />dropped-off/picked-up within the office building drive aisles. The applicants shaH <br />regularly inform parents of the school children of the parking and circulation <br />requirements stated in this condition. <br />
