<br />Resolution No. PC-99-43 <br />Page 3 <br /> <br />geotechnical report was prepared for the project site and proposed <br />development plan. No outstanding issues were identified in the report. <br />Grading for the individual custom homes would be reviewed for <br />consistency with the City's engineering and building standards. The site <br />would also be annexed to the existing Geologic Hazards Abatement <br />District established on the adjacent Presley subdivision to the south. The <br />GHAD would ensure that all slope banks within the open space which are <br />adjacent to homes, streets, and the EVA are properly maintained. The site <br />is not located within an Alquist-Priolo Special Studies Zone; the Calaveras <br />Fault is located about 0.9 miles to the west of this site, and the site is not <br />underlain by any identified landslides or other geologic hazards. <br />According to the United States Department of Housing and Urban <br />Development Flood Hazard maps, no portion of the site is located in a <br />flood hazard zone. Adequate access would be provided to all structures <br />for police, fire, and other emergency vehicles. <br /> <br />5. The design ofthe subdivision or its related improvements will not conflict <br />with easements, acquired by the public at large, for access through or use <br />of property within the proposed subdivision. <br /> <br />City access to the 770 foot elevation water tank is via a roadway easement <br />acquired from the Panganibans along the eastern boundary of their <br />property. The proposed subdivision will not conflict with this easement. <br />A new emergency vehicle access and main <br /> <br />WHEREAS, the Planning Commission determined that the proposed tentative map is <br />consistent with the approved PUD development plan. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case Tract 7045, the application of Passport Homes for vesting <br />tentative map approval to subdivide an approximately 64-acre site into seven <br />single-family lots and one open space lot located at 11115 Dublin Canyon Road, <br />subject to the conditions shown in Exhibit "B," attached hereto and made part of <br />this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
