<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-99-43 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 7045, THE <br />APPLICATION OF PASSPORT HOMES <br /> <br />WHEREAS, Passport Homes has applied for vesting tentative map approval to subdivide an <br />approximately 64-acre site into seven single-family lots and one open space lot <br />located at 11115 Dublin Canyon Road; and <br /> <br />WHEREAS, zoning for the property is PUD - RDR/PHS (Planned Unit Development - Rural <br />Density Residential/Public Health and Safety) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of June 23, 1999, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, a mitigated Negative Declaration of Environmental Significance was previously <br />prepared and adopted with the approval ofPUD-98-09, therefore, no additional <br />environmental documentation was prepared for this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed tentative map is consistent with the General Plan. <br /> <br />The proposed tentative map is consistent with the proposed PUD <br />development plan which was found by both the Planning Commission and <br />City Council to be consistent with the site's General Plan land use <br />designations of Rural Density Residential and Public Health and Safety <br />and the current General plan policies. <br /> <br />The tentative map has been designed to meet the applicable General Plan <br />policies for the Rural Density Residential (0.2 units per acre) and Public <br />Health and Safety land use designations. The site will be developed with <br />six new lots in addition to the existing home, resulting in a density slightly <br />less than one unit for every five acres. Additionally, the development <br />would be clustered in an approximately seven-acre portion of the site, <br />leaving the remaining 55 acres for dedication to the East Bay Regional <br />Park District and/or as natural open space. A conservation/scenic <br />easement would be recorded over the open space area to ensure its <br />perpetuity and preclude any future development. <br />
