<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-99-35 <br /> <br />RESOLUTION DENYING THE APPLICATION OF NEW CITIES DEVELOPMENT <br />GROUP FOR Pun DEVELOPMENT PLAN APPROVAL, AS FILED UNDER CASE <br />PUD-97-l2 <br /> <br />WHEREAS, New Cities Development Group has applied for Planned Unit Development <br />(PUD) development plan approval to subdivide 34.7 acres into a 56-lot residential <br />development (an existing single-family home at 986 Sycamore Road and 55 new <br />single-family dwellings) located at 970 and 986 Sycamore Road; and <br /> <br />WHEREAS, zoning for the property is Planned Unit Development - Low Density Residential <br />(PUD-LDR) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of May 12, 1999 the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the project is covered by the Environmental Impact Report prepared and certified <br />for the North Sycamore Specific Plan; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed project is not appropriate <br />for the site. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section I. <br /> <br />Denies the application of New Cities Development Group for Planned Unit <br />Development (PUD) development plan approval to subdivide 34.7 acres into a <br />56-lot residential development (an existing single-family home at 986 Sycamore <br />Road and 55 new single-family dwellings) located at 970 and 986 Sycamore <br />Road. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
