<br />Resolution No. PC-99-30 <br />Page 4 <br /> <br />Exhibit "B" <br />Conditions of Approval for UP-99-07 <br /> <br />Veterinary Clinic, Overnight Boarding, and Adoption Service for Cats Only <br /> <br />Santa Rita Square Shopping Center, 3160 Santa Rita Road, Suite Bl <br /> <br />1. The proposed veterinary clinic shall be constructed and operated substantially as shown <br />on Exhibit "A", site plans, floor plans, and the applicants' statement of operation, dated <br />"Received April 9, 1999" on file with the Planning Department, except as modified by the <br />following conditions. Minor changes to the plans or conditions of approval may be <br />allowed subject to the approval of the Planning Director iffound to be in substantial <br />conformance to the approved exhibits. <br /> <br />2. The effective date of this conditional use permit shall coincide with the effective date of <br />PUD modification Case PUD-86-l8-4M. Ifthe modification is denied by the City <br />Council, this Conditional Use permit shall become void having no further legal force and <br />effect. <br /> <br />3. The exit door located on the east side of the tenant space shall remain closed at all times <br />during the operation of the veterinary clinic. <br /> <br />4. Operating hours for the veterinary clinic, boarding service, and adoption service would be <br />from 8:00 a.m. to 6:00 p.m. on weekdays, from 8:00 a.m. to 1:00 p.m. on Saturday, with <br />the clinic closed on Sunday. Cats for adoption may not be dropped off at the clinic. <br />Minor changes to the hours of operation may be approved by the Planning Director. <br /> <br />5. The applicant shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits. The type and amount ofthe fees shall be those in effect at <br />the time the building permit is issued. <br /> <br />6. The applicant shall add a second layer of sheetrock to the existing tenant demising wall <br />separating the proposed veterinary clinic from the Boswell's Party Goods, the adjacent <br />tenant. This demising wall shall be extended upwards to the underside of the roof of this <br />building. This detail shall be shown on the tenant improvement plans for the proposed <br />veterinary clinic submitted for review and approval by the Planning Director before <br />issuance of a building permit. <br /> <br />7. This conditional use permit approval will lapse within one (1) year from the date of <br />approval unless a building permit is issued and construction has commenced and is <br />diligently pursued toward completion or an extension has been approved by the City. <br />
