Streets and buildings have been designed and located to complement the <br />natural terrain and landscape. <br /> <br />The building has been located and designed to complement the natural <br />terrain and adjoining land uses as closely as possible. There are no existing <br />trees or shrubs on the project site. The site is covered with exotic annual <br />grasses. As conditioned, native trees and landscaping material would be <br />added to this site adjacent to the existing Tassajara Creek. Therefore, as <br />conditioned, the building has been designed and located to complement <br />the natural terrain and landscape. <br /> <br />6. Adequate public safety measures have been incorporated into the design of <br />the plan. <br /> <br />As conditioned, public safety measures have been incorporated into the <br />design of the proposed development. All project utilities and building <br />elements have been designed to meet City standards. Adequate fire <br />protection systems and other measures would be provided as part of this <br />development. <br /> <br />7. The plan conforms to the purposes of the PUD District. <br /> <br />As conditioned, the proposed PUD rezoning and development plan <br />conforms to the purposes of the PUD district. One of these purposes is to <br />provide a mechanism whereby the City can designate parcels and areas <br />requiring special consideration regarding the manner in which <br />development occurs due to their irregular shape and other physical <br />considerations. As conditioned, the proposed project conforms to these <br />purposes because this "infill" site is indeed a parcel which requires special <br />consideration as to how this parcel will be developed. Due to the irregular <br />shape of this parcel, special consideration needs to be given to the <br />development standards for building on this site. Also, the proposed uses <br />must be given special consideration due to the small size and varying <br />width of the parcel. <br /> <br />WHEREAS, the Planning Commission finds that the proposed office building on this site is <br />attractive and generally well designed, and that the rezoning and development <br />plan are in conformance with the policies and programs of the General Plan and <br />the PUD ordinance. <br />
