<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-99-29 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF ROBERT <br />ENEA FOR REZONING AND PUD DEVELOPMENT PLAN APPROVAL AS FILED <br />UNDER CASE PUD-98-l8 <br /> <br />WHEREAS, Robert Enea has applied for Planned Unit Development rezoning to PUD-O <br />(Planned Unit Development - Office) and development plan approval for the <br />construction of an approximately 3,220 square-foot, two-story office building <br />located at 3925 Old Santa Rita Road; and <br /> <br />WHEREAS, zoning for the property is C-S (Service Commercial) District; and <br /> <br />WHEREAS, at its dilly noticed public hearing of April 14, 1999, the Planning Commission, <br />after considering all public testimony, relevant exhibits, and recommendations of <br />the City staff, recommended approval of the proposed negative declaration <br />prepared for Case PUD-98-l8; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The plan is in the best interests of the public health, safety, and general <br />welfare. <br /> <br />The project, as conditioned, meets all applicable City standards concerning <br />public health, safety, and welfare, e.g. vehicle access, geologic hazards <br />(not within a special studies zone), and flood hazards. The proposed <br />development has been designed to be compatible with adjacent service <br />commercial and office land uses and consistent with all applicable General <br />Plan policies. Adequate storm drain, sanitary sewer, and water service <br />facilities are present in the area surrounding this infill site. The project <br />would include the installation of all on-site utility connections to <br />municipal systems in the City street necessary to serve the office use. As <br />the utility infrastructure was originally designed to serve the future <br />development of this site, the proposed infrastructure connections would <br />not adversely affect services to the existing surrounding properties and <br />businesses. Adequate access would be provided to the structure for police, <br />fire, and other emergency vehicles. The building woilld be designed to <br />meet the requirements of the Uniform Building Code and other applicable <br />City codes. <br />
