<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-98-94 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF TRIDENT ASSOCIATES FOR A <br />ONE-YEAR EXTENSION OF VESTING TENTATIVE TRACT MAP 6581 (CASTLEWOOD <br />HEIGHTS) <br /> <br />WHEREAS, Vesting Tentative Map 6581 (Castlewood Heights), to allow the subdivision of an <br />approximately 18.6 acre site into 29 single-family residential lots located <br />generally south of Sunol Boulevard, west of the Carriage Garden/Rose Pointe <br />neighborhood, north of Happy Valley Road, and east ofInterstate 680 was <br />approved by the Planning Commission on October 28, 1992; and <br /> <br />WHEREAS, the Tentative Map was scheduled to expire on October 28, 1997; however a <br />one-year extension was granted by the City that extended the map until <br />October 28, 1998; and <br /> <br />WHEREAS, Trident Associates has acquired the property and the development and has been <br />working on completing the infrastructure plans in order to obtain final map <br />approval; and <br /> <br />WHEREAS, Trident Associates has applied for a one-year time extension of Vesting Tentative <br />Map 6581; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - LDR (Low Density <br />Residential) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of December 9, 1999, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations ofthe <br />City staff concerning this application; and <br /> <br />WHEREAS, an Environmental Impact Report was previously certified for the project and the <br />tentative map is consistent with the previous approvals, therefore no additional <br />environmental documentation was prepared for this extension; and <br /> <br />WHEREAS, the Planning Commission determined that proposed tentative map extension <br />would not change any of the previous tentative map or PUD development plan <br />conditions of approval; and, therefore, the one-year time extension is acceptable. <br />
