<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-98-92 <br /> <br />RESOLUTION DENYING THE APPLICATION OF JACK CHESTNUT, AS FILED <br />UNDER CASE UP-98-76/Z-98-311 AND Z-98-310 <br /> <br />WHEREAS, Jack Chestnut has applied for: (1) conditional use permit and administrative <br />design review approvals to construct a new, one-story, approximately 600 <br />square-foot detached secondary unit to be located adjacent to the eastern side <br />yard, in the approximate location of an existing detached accessory structure (the <br />existing accessory structure would be demolished), and (2) administrative design <br />review approval to construct an approximately 2,436 square-foot one- and <br />two-story addition to the existing 1,316 square-foot dwelling located at 4128 <br />Stanley Boulevard; and <br /> <br />WHEREAS, zoning for the property is R-I-20,000 District; and <br /> <br />WHEREAS, at its duly noticed public hearing of December 9, 1998, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed one- and two-story <br />addition would result in the house being too large and too tall, impact the views <br />and privacy of adjacent properties, and out of character with the existing <br />neighborhood; and <br /> <br />WHEREAS, the Planning Commission further determined that it would be inappropriate to <br />approve the conditional use permit and administrative design review for a new, <br />one-story, detached secondary unit without simultaneously reviewing the ultimate <br />development plans for the property, including the redesign of the primary <br />residence. <br />
