Resolution No. PC-98-90 Page 6 20. All signs shall be based on the signage shown on the development plans dated "Received November 12, 1998" on file with the Planning Department. Prior to installation of any signs, a final comprehensive sign program shall be submitted to the Planning Director for review and approval. Said sign program shall include the specific details for each sign (i.e., colors, materials, illumination, location, sign text, transformer location, etc.) and shall comply with the Hacienda Design Guidelines. 21. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of an on-site permit. Said landscape plan shall be consistent with the approved landscape plan plus any conditions of approval, and shall be detailed in terms of species, location, size, quantities, and spacing. 22. The landscape plan shall be modified as follows: a. A few additional Quercus ilex (holly oak) street trees shall be added in the planter areas on the north side of the southern driveway (in front of the trellis structure) . b. The sign shown on the stone entry wall shall be eliminated. c. The front trellis design shall be modified to conform with the design shown on the architectural drawings. Said modifications shall be shown on the landscape plans submitted for building permits and shall be subject to review and approval by the Planning Director prior to issuance of building permits. 23. The Quercus ilex (holly oak) trees located within the P.S.E. shall be 24 in box size. All other trees used in landscaping shall be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons. 24. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas, except for the paved areas fronting the turf lined biofilter planter strip.
