All signs shall be based on the signage shown on the development plans dated <br />"Received November 12, 1998" on file with the Planning Department. Prior to <br />installation of any signs, a final comprehensive sign program shall be submitted to <br />the Planning Director for review and approval. Said sign program shall include the <br />specific details for each sign (i.e., colors, materials, illumination, location, sign <br />text, transformer location, etc.) and shall comply with the Hacienda Design <br />Guidelines. <br /> <br />21. A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an <br />on-site permit. Said landscape plan shall be consistent with the approved <br />landscape plan plus any conditions of approval, and shall be detailed in terms of <br />species, location, size, quantities, and spacing. <br /> <br />22. The landscape plan shall be modified as follows: <br /> <br />a. A few additional Quercus ilex (holly oak) street trees shall be added in the <br />planter areas on the north side of the southern driveway (in front of the trellis <br />structure) . <br /> <br />b. The sign shown on the stone entry wall shall be eliminated. <br /> <br />c. The front trellis design shall be modified to conform with the design shown <br />on the architectural drawings. <br /> <br />Said modifications shall be shown on the landscape plans submitted for building <br />permits and shall be subject to review and approval by the Planning Director prior <br />to issuance of building permits. <br /> <br />23. The Quercus ilex (holly oak) trees located within the P.S.E. shall be 24 in box size. <br />All other trees used in landscaping shall be a minimum of 15 gallons in size and all <br />shrubs a minimum of 5 gallons. <br /> <br />24. Six inch vertical concrete curbs shall be installed between all paved and <br />landscaped areas, except for the paved areas fronting the turf lined biofilter planter <br />strip. <br />
