The proposed development shall conform substantially to the site plan, floor plan, <br />landscape plan, elevations, wall sections and details, sign details, grading plan, <br />utility plan, and color board, Exhibit "A", dated Received November 12, 1998", on <br />file with the Plarming Department, except as modified by these conditions. Minor <br />changes to the plans may be allowed subject to the approval of the Planning <br />Director iffound to be in substantial conformance with the approved exhibits. <br /> <br />2. The applicants shall obtain all building and other applicable City permits for the <br />project prior to the commencement of construction. <br /> <br />3. The developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be <br />those in effect at the time the building permit is issued. <br /> <br />4. Pinal inspection by the Planning Department is required prior to occupancy. <br /> <br />5. The applicants shall make the following modifications/revisions to the building <br />design/architecture: <br /> <br />a. At the eastern and southwestern ends of the building, the approximately 18 <br />1/2 ft. wide center portion of the wall (between the outermost vertical score lines) <br />shall project out approximately 8 to 12 inches from the remainder ofthe building <br />wall. In addition, the projecting portion of the wall shall be painted with the <br />darker taupe body color, consistent with the other projecting areas of the building. <br /> <br />b. Window treatments, consistent with the other building windows, shall be <br />added to the two windows on the eastern end of the building. <br /> <br />c. The design of the corridor door at the east end of the building shall be <br />improved to make it look more like a main entry door. <br />
