Resolution No. PC-98-85 Page 3 EXHIBIT "B" Conditions of Approval Case Z-98-286 1. Development shall be substantially as shown on the development plans, Exhibit "A", dated "Received October I, 1998" on file with the Planning Department, except as modified by the following conditions. This approval only covers the temporary tent enclosure and the temporary parking area. Minor changes to the plans may be allowed subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. 2. The temporary tent structure shall be in place from November 21,1998 to May 10, 1999. 3. The applicant owner shall pay any and all fees to which the property may be subject prior to issuance of a permit for the temporary tent enclosure. The type and amount of the fees shall be those in effect at the time the permit is issued. 4. There shall be no truck deliveries, parking lot sweeping, or garbage pick-up in the temporary parking area between the hours of 10:00 p.m. and 6:00 a.m. on weekdays and between the hours of 8:00 p.m. and 10:00 a.m. on weekends. 5. All parking spaces shall be striped and wheel stops shall be provided. 6. The applicant shall comply with the recommendations of the tree report prepared by HortScience, Inc. dated November, 1998. No tree trimming or pruning other than that specified in the tree report shall occur. The applicant shall arrange for the horticultural consultant to conduct a field inspection prior to issuance of grading permits to ensure that all recommendations have been properly implemented. The consultant shall certify in writing that such recommendations have been followed. 7. The applicant shall obtain all necessary permits from the Fire Department and Building Department prior to installation of the temporary tent. 8. The use of the temporary tent enclosure shall conform to all requirements of the Pleasanton Fire Code (Pleasanton Municipal Code, Chapter 20.24). 9. The temporary parking area shall be replaced with a permanent parking area by January 3, 2001 and shall not be used beyond that date unless otherwise specified with approval of the permanent parking lot plan. 10. The applicant shall provide a finalized as-built drawing of the temporary parking area to the Planning Director within 15 days of the Planning Commission's action.
