Development shall be substantially as shown on the development plans, Exhibit "A", <br />dated "Received October I, 1998" on file with the Planning Department, except as <br />modified by the following conditions. This approval only covers the temporary tent <br />enclosure and the temporary parking area. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. The temporary tent structure shall be in place from November 21,1998 to May 10, 1999. <br /> <br />3. The applicant owner shall pay any and all fees to which the property may be subject prior <br />to issuance of a permit for the temporary tent enclosure. The type and amount of the fees <br />shall be those in effect at the time the permit is issued. <br /> <br />4. There shall be no truck deliveries, parking lot sweeping, or garbage pick-up in the <br />temporary parking area between the hours of 10:00 p.m. and 6:00 a.m. on weekdays and <br />between the hours of 8:00 p.m. and 10:00 a.m. on weekends. <br /> <br />5. All parking spaces shall be striped and wheel stops shall be provided. <br /> <br />6. The applicant shall comply with the recommendations of the tree report prepared by <br />HortScience, Inc. dated November, 1998. No tree trimming or pruning other than that <br />specified in the tree report shall occur. The applicant shall arrange for the horticultural <br />consultant to conduct a field inspection prior to issuance of grading permits to ensure that <br />all recommendations have been properly implemented. The consultant shall certify in <br />writing that such recommendations have been followed. <br /> <br />7. The applicant shall obtain all necessary permits from the Fire Department and Building <br />Department prior to installation of the temporary tent. <br /> <br />8. The use of the temporary tent enclosure shall conform to all requirements of the <br />Pleasanton Fire Code (Pleasanton Municipal Code, Chapter 20.24). <br /> <br />9. The temporary parking area shall be replaced with a permanent parking area by January <br />3, 2001 and shall not be used beyond that date unless otherwise specified with approval <br />of the permanent parking lot plan. <br /> <br />10. The applicant shall provide a finalized as-built drawing of the temporary parking area to <br />the Planning Director within 15 days of the Planning Commission's action. <br />
