The proposed development shall conform substantially to the site plan, floor plan, <br />elevations, landscape plan, and color board, Exhibit "A", dated Received <br />October 23, 1998", on file with the Planning Department, except as modified by <br />these conditions. Minor changes to the plans may be allowed subject to the <br />approval of the Planning Director if found to be in substantial conformance with <br />approved exhibits. <br /> <br />2. The structure must be made to conform to all applicable occupancy requirements, <br />codes, and ordinances of the City. <br /> <br />3. Address numerals shall be posted on the building so as to be plainly visible from <br />all adjoining streets or driveways during both daylight and night time hours. <br /> <br />4. The applicant shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechanical equipment, whether on the structure, on the <br />ground, or on the roof, with materials architecturally compatible with the main <br />structure. Screening details shall be shown on the plans submitted for issuance of <br />building permits, the adequacy of which shall be determined by the Planning <br />Director. All required screening shall be provided prior to occupancy. <br /> <br />5. All mechanical equipment shall be constructed in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br /> <br />6. A final landscape plan and irrigation plan shall be submitted to and approved by <br />Plarming Director as part of the building permit plan set prior to issuance of an <br />on-site permit. Said landscape plan shall be consistent with the approved <br />landscape plan plus any conditions of approval, and shall be detailed in terms of <br />species, location, size, quantities, and spacing. <br /> <br />7. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br />
