The plan conforms to the purposes of the PUD District. <br /> <br />The site's hillside topography and location along the rural west side of Foothill <br />Road necessitates the PUD zoning for this development. The proposed plan <br />would comply with the purposes of the PUD District. One of the purposes of that <br />district is that the project should "complement the objectives of the hillside <br />planned development district (HPD) in areas not subject to the provisions of that <br />zoning district." The objectives of that district include the preservation of the <br />predominant views both from and of the hill areas and the retention of the sense of <br />identity that these hill areas now impart to the city and its environment. The <br />proposed home will be designed in accordance with the design guidelines and <br />requirements of the Foothill Road Overlay District and would, therefore, help <br />retain the identity of this rural hillside. <br /> <br />WHEREAS, the Planning Commission finds that the proposed development plan is in <br />conformance with the policies and programs of the General Plan and the PUD <br />ordinance. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Recommends approval of Case PUD-98-l 0, the application of Jerrell Thomas for <br />Planned Unit Development to create a buildable single-family residential lot <br />approximately 1.25 acres in size, subject to the conditions shown in Exhibit "B," <br />attached hereto and made part of this case by reference. <br /> <br />Section 2. <br /> <br />Recommends that the project be subject to growth management on a first-come, <br />first serve basis. <br /> <br />Section 3. <br /> <br />This resolution shall become effective immediately upon its passage and adoption. <br />
