<br />Resolution No. PC-98-76 <br />Page 4 <br /> <br />EXHIBIT B <br />Conditions of Approval <br />UP-98-60 <br />PLANNING COMMISSION <br />CONDITIONS OF APPROVAL <br /> <br />I. The location and operation of the proposed use shall conform substantially to the site plan, <br />floor plan, and written narrative, Exhibit "A", dated Received September 3,1998", on file <br />with the Planning Department, except as modified by these conditions. <br /> <br />2. The applicant shall obtain all building and other applicable City permits for the use and <br />any tenant improvements, prior to the commencement of the use. All building and!or <br />structural plans shall comply with all codes and ordinances in effect before the Building <br />Department will issue permits. Plans shall be submitted by a licensed design <br />professional. <br /> <br />3. If additional students, hours of operation, or activities beyond that proposed in the written <br />narrative, dated "Received" September 3, 1998, on file with the Planning Department, are <br />desired, prior City review and approval is required. Requests for modification of the use <br />permit shall be submitted to the Planning Director, who may approve the modification or <br />refer the matter to the Planning Commission if judged to be substantial. <br /> <br />4. If the operation of this use results in conflicts pertaining to parking, noise, traffic, or other <br />impacts, at the discretion of the Planning Director, this conditional use permit may be <br />referred to the Planning Commission for subsequent review at a public hearing. If <br />necessary, the Commission may modify or add conditions of approval to mitigate such <br />impacts, or may revoke said conditional use permit. <br /> <br />5. The operation of the school shall meet all requirements ofthe Pleasanton Fire Code <br />(Chapter 20.24 of the Pleasanton Municipal Code). <br /> <br />6. This use permit is not transferable to another address. A new application must be made if <br />the applicants wish to relocate to another site in the City. <br /> <br />7. The final design of the new entrance and walkway shall be submitted for review and <br />approval by the Planning Director prior to issuance of a building permit. <br /> <br />8. No business signs are approved as part of this application. Business signs shall conform <br />to the existing approved sign program for this building and shall be subject to the review <br />and approval of the City prior to installation. <br /> <br />9. The applicants shall encourage their employees and students to utilize commute <br />alternatives whenever feasible. <br /> <br />{end} <br />
