Resolution No. PC-98-76 Page 4 EXHIBIT B Conditions of Approval UP-98-60 PLANNING COMMISSION CONDITIONS OF APPROVAL I. The location and operation of the proposed use shall conform substantially to the site plan, floor plan, and written narrative, Exhibit "A", dated Received September 3,1998", on file with the Planning Department, except as modified by these conditions. 2. The applicant shall obtain all building and other applicable City permits for the use and any tenant improvements, prior to the commencement of the use. All building and!or structural plans shall comply with all codes and ordinances in effect before the Building Department will issue permits. Plans shall be submitted by a licensed design professional. 3. If additional students, hours of operation, or activities beyond that proposed in the written narrative, dated "Received" September 3, 1998, on file with the Planning Department, are desired, prior City review and approval is required. Requests for modification of the use permit shall be submitted to the Planning Director, who may approve the modification or refer the matter to the Planning Commission if judged to be substantial. 4. If the operation of this use results in conflicts pertaining to parking, noise, traffic, or other impacts, at the discretion of the Planning Director, this conditional use permit may be referred to the Planning Commission for subsequent review at a public hearing. If necessary, the Commission may modify or add conditions of approval to mitigate such impacts, or may revoke said conditional use permit. 5. The operation of the school shall meet all requirements ofthe Pleasanton Fire Code (Chapter 20.24 of the Pleasanton Municipal Code). 6. This use permit is not transferable to another address. A new application must be made if the applicants wish to relocate to another site in the City. 7. The final design of the new entrance and walkway shall be submitted for review and approval by the Planning Director prior to issuance of a building permit. 8. No business signs are approved as part of this application. Business signs shall conform to the existing approved sign program for this building and shall be subject to the review and approval of the City prior to installation. 9. The applicants shall encourage their employees and students to utilize commute alternatives whenever feasible. {end}
