Resolution No. PC-98-72 Page 4 EXHIBIT B Conditions of Approval Case UP-98-53 1. The operation of the cabinet shop shall conform substantially to the site plan, floor plan, and statement, Exhibit "A", stamped "Received August 14, 1998", on file with the Planning Department, except as modified by the following conditions. Minor changes to the plans and/or conditions may be allowed subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. 2. If the cabinet shop use ceases for a period of 90 consecutive days, approval of the use shall become null and void, and a new cabinet shop shall require a separate conditional use permit. 3. This use permit is approved for this specific location only and is not transferable to any other location without City approval. 4. Hours of operation of the cabinet shop and material deliveries to the site shall be limited to 8:00 AM to 5:00 PM, Monday through Friday. 5. All construction activities shall take place indoors, and all of the doors to the cabinet shop shall be closed when the mechanical equipment is in operation. 6. Within one month of the effective date of this approval, the applicant shall apply for all necessary permits to bring the tenant space into compliance with all current Building and Fire Code requirements. 7. If operation of the cabinet shop results in conflicts pertaining to parking, noise, traffic, or other impacts, at the discretion of the Planning Director, this conditional use permit may be referred to the Planning Commission for subsequent review at a public hearing. If necessary, the Commission may modifY or add conditions of approval to mitigate such impacts, or may revoke said conditional use permit. {end}
