The proposed building addition shall conform substantially to the site plan and elevation <br />marked Exhibit "A," and dated "Received June 5,1998," on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />2. All appropriate City permits shall be obtained prior to the construction ofthe building <br />addition. <br /> <br />3. The variance and design review approvals shall lapse within one year from the date of <br />approval unless a building permit is issued and construction has commenced and is <br />diligently pursued toward completion, or an extension to this variance and design review <br />approval is approved by the City. <br /> <br />4. The minimum setback ofthe proposed single-story addition from the northeastern side <br />property line shall be five feet. The eaves shall be allowed to encroach into this setback <br />up to three feet from the northeastern side property line. <br />
