<br />Resolution No. PC-98-67 <br />Page 3 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Case PUD-81-30-76D and PUD-85-8-11D <br />Sites 57A, 57B, 57C, and 56 <br />PeopleSoft Master Plan <br />(August 26, 1998) <br /> <br />PLANNING <br /> <br />1. Development shall be substantially as shown on the development plans, conceptual sign <br />program, and colorboard, Exhibit "A", dated "Received August 14,1998" on file with the <br />Planning Department, except as modified by the following conditions. Minor changes to <br />the plans may be allowed subject to the approval of the Planning Director if found to be <br />in substantial conformance to the approved exhibits. <br /> <br />2. Any future signage shall be consistent with the Hacienda Design Guidelines, unless other <br />wise approved by the Owners Association, and shall be subject to review and approval of <br />the Planning Director. All signs shall be complementary to the existing sign program for <br />the PeopleSof't headquarters building. <br /> <br />3. The applicant shall install bicycle racks or lockers to accommodate the minimum number <br />of bicycles on site pursuant to the requirements of the Hacienda Design Guidelines. The <br />location of the bicycle racks/lockers shall be shown on the final development plan and <br />shall be subject to review and approval by the Planning Director prior to issuance of <br />building permits for the project. <br /> <br />4. The applicant shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechanical equipment, whether on the structure, on the ground, <br />or on the roof, with materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required <br />screening shall be provided prior to building occupancy. <br /> <br />5. All mechanical equipment shall be constructed in such a manner that noise emanating <br />from it will not be perceptible beyond the property plane of the subject property in a <br />normal environment for that zoning district. <br /> <br />6. The applicant shall submit a final lighting plan for the building and the site for the review <br />and approval of the Planning Director prior to issuance of building permits. All lighting <br />shall be consistent with the requirements of the Hacienda Design Guidelines. <br /> <br />7. Trash containers shall be stored within the enclosure at all times, except when being <br />unloaded. <br />
