<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-98-65 <br /> <br />RESOLUTION DENYING THE APPLICATION OF NEW CITIES DEVELOPMENT <br />GROUP, AS FILED UNDER CASE PUD-97-12 <br /> <br />WHEREAS, New Cities Development Group has applied for Planned Unit Development <br />development plan approval to subdivide 34.7 acres into a 63-lot residential <br />development located on Parcel 20 (970 Sycamore Road) and Parcel 23 (986 <br />Sycamore Road) in the North Sycamore Specific Plan Area; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - LDR (Low Density <br />Residential) District; and <br /> <br />WHEREAS, at its duly noticed public hearings of June 24, July 8, and August 12, 1998, the <br />Planning Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff; and <br /> <br />WHEREAS, the Planning Commission was unable to make the determination that the proposed <br />project is consistent with the City's General Plan and the North Sycamore Specific <br />Plan. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Denies the application of the New Cities Development Group for Planned Unit <br />Development development plan approval to subdivide 34.7 acres into a 63-lot <br />residential development located on Parcel 20 (970 Sycamore Road) and Parcel 23 <br />(986 Sycamore Road) in the North Sycamore Specific Plan Area <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
