<br />Resolution No. PC-98-46 <br />Page 7 <br /> <br />16. The developer shall enact the following management, lease, and rental restrictions as <br />follows: <br /> <br />a. Skilled nursing and Alzheimer's residents shall not park or store vehicles on the <br />site. <br /> <br />b. The rules and regulations for the project shall prohibit the parking of recreational <br />vehicles, boats, campers, trailers, and inoperable vehicles (i.e., non-operating or <br />non-registered) on site or in any parking space. <br /> <br />The management shall be responsible for enforcing these restrictions, which shall be <br />stated clearly in writing to all residents. <br /> <br />17. If the Planning Director determines that parking problems are created from the project, <br />the Planning Director may re-evaluate resident parking with the management of the <br />facility and may prohibit assisted living residents from parking or storing vehicles on site. <br /> <br />18. The developer shall permanently designate approximately 12 of the parking spaces in <br />front of the southeast entrance as visitor only parking spaces (although visitors may park <br />in the other parking spaces). Signs, including stenciling of the parking spaces, indicating <br />the restriction of parking shall be posted adjacent to the parking spaces. The quantity, <br />content, design, and placement of the signs, shall be subject to review and approval by the <br />Planning Director prior to the issuance of building permits. <br /> <br />19. The applicant shall effectively screen from view all ducts, meters, satellite dishes, air <br />conditioning equipment, and any other mechanical equipment, whether on the structure, <br />on the ground, or on the roof, with materials architecturally compatible with the main <br />structure. Screening details shall be shown on the plans submitted for issuance of <br />building permits, the adequacy of which shall be determined by the Planning Director. <br />All required screening shall be provided prior to occupancy. <br /> <br />20. All mechanical equipment shall be constructed in such a manner that noise emanating <br />from it will not be perceptible beyond the property plane of the subject property in a <br />normal environment for that zoning district. <br /> <br />21. The applicant shall submit a final lighting plan for the building and the site for the review <br />and approval of the Planning Director prior to issuance of building permits. Lighting <br />shall be directed away from adjacent residences and, if deemed necessary by the Planning <br />Director, shall incorporate cut-off shield type fixtures to prevent glare onto adjacent <br />properties or roadways. <br />
