<br />Resolution No. PC-98-43 <br />Page 4 <br /> <br />EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />VESTING TENTATIVE MAP 7030 <br />PLANNING COMMISSION <br />MAY 27,1998 <br /> <br />I. Development shall be substantially as shown on the Vesting Tentative Tract Map, <br />Exhibit "A", dated "Received June I, 1998" on file with the Planning Department, <br />except as modified by these conditions. Minor alterations may be approved by <br />the Planning Director if found to be in substantial compliance with this approval. <br /> <br />2. All conditions of approval for PUD-98-l shall remain in effect and in full force <br />and are herein incorporated by reference. <br /> <br />3. The project shall adhere to all of the conditions of approval listed in the attached <br />"Memorandum from the City Engineer," dated June I, 1998. <br /> <br />4. The applicant shall relocate the existing vehicular gate for the Yee residence from <br />the end of Equus Court at Foothill Road to the end of the Yee driveway. A plan <br />showing the details and proposed location of the gate shall be submitted for the <br />review and approval of the City Engineer and Planning Director prior to the <br />approval of the final map. <br /> <br />5. The applicant shall be responsible for extending the proposed storm drain line at <br />the northern end of the property to tie into the existing 54" storm drain pipe and <br />headwall. The applicant shall also replace the existing 24" CMP (corrugated <br />metal pipe) storm drain line under Foothill Road with a 24" RCP (reinforced <br />concrete pipe) at the southern end ofthe property. These improvements shall be <br />shown on the plans submitted for the review and approval of the City Engineer <br />prior to the approval ofthe final map. <br /> <br />6. The applicant shall revise the proposed landscape plan for the project to include <br />half of the coast live oak trees to be planted in a 24" box size and the other half to <br />be planted in a 15 gallon size. Five additional 48" box coast live oaks shall be <br />added along the Foothill Road frontage. The revised landscape plan shall be <br />submitted for the review and approval of the Planning Director prior to the <br />approval of the final map. <br /> <br />7. The landscape plans for the custom homes shall be brought to the Planning <br />Commission prior to staff approval. <br /> <br />{end} <br />
