<br />Resolution No. PC-98-42 <br />Page 4 <br /> <br />9. All parking spaces shall be striped. Wheel stops shall be provided unless the spaces are <br />fronted by concrete curbs, in which case sufficient areas shall be provided beyond the <br />ends of all parking spaces to accommodate the overhang of automobiles. <br /> <br />10. All utilities required to serve any existing or proposed development on-site shall be <br />installed underground, unless otherwise determined by the City Engineer. <br /> <br />11. The applicant shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping included in this project will be maintained at all <br />times in a manner consistent with the approved landscape plan for this development. <br />Said agreement shall run with the land for the duration of the existence of the structures <br />located on the subject property. <br /> <br />12. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. <br /> <br />13. The site plan and landscape plan shall be revised to indicate the placement of tree wells <br />sufficient in size to accommodate five 15-gallon canary island pine trees near the rear <br />property line. In addition, the landscape plan shall be revised to show pockets for metal <br />trellises and vines between the western side property line and the front 85 feet of the <br />western elevation of the proposed building. The elevations shall be modified to show the <br />metal trellises with frames a minimum of nine feet high by six feet wide on three-foot <br />high support posts. The trellises, painted to match the building walls, shall have wire <br />within the frame to support the vines. <br /> <br />14. The site plan and landscape plan shall be revised to show the replacement of the <br />standard-sized parking space in the northeastern corner of the lot with additional <br />landscaping. The landscape planter shall be an extension of the proposed landscape <br />planter in the northeastern corner of the lot and shall have a minimum of eight five-gallon <br />size shrubs. <br /> <br />15. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />16. Access to the adjacent site shall not be obstructed by permanent landscaping or fencing. <br /> <br />17. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br />
