<br />Resolution No. PC-98-40 <br />Page 4 <br /> <br />EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />VESTING TENTATIVE MAP 7002 <br />PLANNING COMMISSION <br />MAY 27, 1998 <br /> <br />1. Development shall be substantially as shown on the Vesting Tentative Tract <br />Map, Exhibit "A", dated "Received April 24, 1998" on file with the <br />Plarming Department, except as modified by these conditions. Minor <br />alterations may be approved by the PI arming Director if found to be in <br />substantial cornpliance with this approval. <br /> <br />2. All conditions of approval for PUD-97-22 shall remain in effect and in full <br />force. <br /> <br />3. This vesting tentative map is conditionally approved and shall lapse if the <br />developer fails to record a final map prior to the expiration of the PUD <br />development plan. <br /> <br />4. The width of the internal on-site street shall be reduced from 36 feet in <br />width to 32 feet in width and the landscape planters adjacent to the curb <br />shall each be increased by one foot in width and the lots one each side of <br />the street shall be increased by one foot in depth. The final details for this <br />change shall be included on the improvernent plans and shall be reviewed <br />and approved by the City Engineer prior to final rnap approval. <br /> <br />5. The public utilities within the 32-foot wide public street shall be extended <br />to the northern perimeter of the development. The final details for this <br />change shall be included on the improvement plans and shall be reviewed <br />and approved by the City Engineer prior to final map approval. <br /> <br />6. The rear yard property line retaining walls shall be constructed of concrete <br />or concrete-rnasonry-unit (CMU) blocks unless otherwise approved by the <br />City Engineer. The final details for these walls shall be included on the <br />improvement plans and shall be reviewed and approved by the City <br />Engineer prior to final map approval <br /> <br />7. An eight-foot wide public service easement (PSE) shall be dedicated along the <br />Rose A venue and the internal street frontages. The final details for the PSE shall <br />be included on the final map and shall be reviewed and approved by the City <br />Engineer prior to final map approval <br /> <br />{ end} <br />
