<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-98-34 <br /> <br />RESOLUTION FINDING THAT THE COMBINATION OF PLANNED UNIT <br />DEVELOPMENT (PUD) ZONING DISTRICTS FOR THE HAPPY VALLEY <br />SPECIFIC PLAN AREA PREZONING, INCLUDING PUD-MDR (MEDIUM <br />DENSITY RESIDENTIAL), PUD-LDR (LOW DENSITY RESIDENTIAL), <br />PUD-SRDR (SEMI-RURAL DENSITY RESIDENTIAL), PUD-GC (GOLF COURSE), <br />AND PUD-OS (OPEN SPACE), AS FILED UNDER CASE RZ-97-0l, IS <br />CONSISTENT WITH THE PLEASANTON GENERAL PLAN AND HAPPY VALLEY <br />SPECIFIC PLAN <br /> <br />WHEREAS, the City of Pleasanton has applied for a PUD prezoning of a series of subareas <br />within the 860-acre Happy Valley Specific Plan Area located south of Sycamore <br />Road in the vicinity of Alisal Street and Happy Valley Road as indicated on <br />Exhibit "A"; and <br /> <br />WHEREAS, after holding noticed public hearings on April 22, 1998, and April 29, 1998, the <br />Planning Commission, after considering all public testimony, relevant exhibits, <br />and recommendations of the City staff concerning this proposal, recommended <br />approval of a Final Environmental Impact Report prepared for this application; <br />and <br /> <br />WHEREAS, the Planning Commission determined that the prezoning of the subject properties <br />to the combination of PUD zoning designations would provide the Happy Valley <br />area the opportunity to annex into the City of Pleasanton and to develop in <br />conformance with the land use designations and policies of the General Plan and <br />Happy Valley Specific Plan and in conformance with the prevailing development <br />pattern of the surrounding area. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Finds that the combination of Planned Unit Development (PUD) zoning districts <br />for the Happy Valley Specific Plan Area prezoning, including PUD-MDR <br />(Medium Density Residential), PUD-LDR (Low Density Residential), <br />PUD-SRDR (Semi-Rural Density Residential), PUD-GC (Golf Course), and <br />PUD-OS (Open Space), as filed under Case RZ-97-01, is consistent with the <br />Pleasanton General Plan and the Happy Valley Specific Plan. <br />
