Modify Figure X-I, on page 95, to show the "Parks and Recreation" designation border <br />for the 6.4-acre LDR area on Lot 110, as correctly shown in Figure V-2 on page 24. <br /> <br />24. Modify all relevant Specific Plan figures to correctly show the location of the Urban <br />Growth Boundary line along Lots 120, 121, and 122 as per the General Plan Map. <br /> <br />25. Change the term "hiking trails" to "pedestrian trails" wherever it occurs in the Specific <br />Plan text. <br /> <br />26. Change the land use designation term "Open Space" to "Agriculture/Open Space" <br />wherever it occurs in the Specific Plan text. <br /> <br />27. Change the term "open space easement" to "_I!WiiMi,!~pj,'i#.mml~!@~~mwiW' wherever <br />it occurs in the Specific Plan text.N <br /> <br />28. Staff should work with the owners of Lots 115, 116, 119, 120, 121, and 124 to clarify <br />the precise location of the Urban Growth Boundary line as it passes through this area <br />prior to final City Council action on the Specific Plan. The line shall be sensitive to the <br />site topography, current building locations, and other relevant environmental conditions. <br />The line shall not be located in such a way as to allow for additional housing yield. <br /> <br />29. Portions of Lots 115 and 117-125 which are designated as PUD-SRDR should be <br />annexed to the City as a part of the Happy Valley Specific Plan annexation application. <br />Portions of Lots 115 through 124 which are designated as PUD-A/OS may be considered <br />for annexation later upon the joint acceptance of an agricultural operations document <br />between interested owners of these lots and the City. The document shall include <br />agricultural operations provisions similar to existing State and County standards and <br />promote agricultural business in the Happy Valley area. <br /> <br />30. A single five-acre lot split may be permitted within the PUD-A/OS portion of Lots 119 <br />and 124 upon annexation to the City. Future buildings on these lots shall be located so <br />as not to be visible from Happy Valley Road. <br /> <br />31. Eliminate Trail 7 (Minnie Road) from the Specific Plan. <br /> <br />32. A concept description and site location plan for a ranch "compound" requested by the <br />Spotorno family may be submitted to the City Council for possible integration into the <br />Specific Plan. The compound may consist of one home and agricultural buildings <br />required for the Spotorno farming operation and be located in the PUD-A/OS portions <br />of Lots 97 or 98. Views of the home and farm buildings from outlying off-site areas <br />shall generally be precluded by the site location. <br /> <br />4 <br />
