<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-98-32 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE FOUR GENERAL PLAN <br />AMENDMENTS FOR THE HAPPY V ALLEY SPECIFIC PLAN AREA <br /> <br />WHEREAS, the City of Pleasant on has applied to amend portions of the General Plan relating <br />to the Happy Valley area. These include: (1) replacement of 20 acres of Parks <br />and Recreation (golf) with 20 acres of Low Density Residential (LDR) on the <br />General Plan Map; (2) replacement of 40 acres of Public Health and <br />Safety/Wildlands Overlay with 40 acres of Parks and Recreation (golf) on the <br />General Plan Map to accommodate a portion of the Golf Course; (3) extension of <br />a collector street ("Bypass Road") through the Spotorno Upper Valley south to the <br />Golf Course on the General Plan Map; and (4) modification of the Land Use <br />Element text wording on page II-8 and General Plan Map regarding housing <br />density in the Greater Happy Valley Area. Amendments 1,2,3, and 4 are shown <br />on the attached Exhibit A; and <br /> <br />WHEREAS, the property is located south of Sycamore Road, in the vicinity of Alisal Street <br />and Happy Valley Road; and <br /> <br />WHEREAS, after holding noticed public hearings on April 22, 1998, and April 29, 1998, the <br />Planning Commission recommended approval of an Environmental Impact Report <br />prepared for the Happy Valley Specific Plan project area after considering all <br />public testimony, relevant exhibits, and recommendations of the City staff; and <br /> <br />WHEREAS, the Planning Commission finds that the proposed General Plan amendments are <br />consistent with the goals and policies of the General Plan. <br />
