<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-98-29 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />STANDARD PACIFIC OF NORTHERN CALIFORNIA FOR A MODIFICATION TO <br />AN APPROVED PLANNED UNIT DEVELOPMENT, AS FILED UNDER CASE <br />PUD-9l-ll-3M <br /> <br />WHEREAS, Standard Pacific of Northern California has applied for a modification to an <br />approved Planned Unit Development to replace 146 clustered, single-family <br />detached homes with 143 "interlocking," single-family detached dwellings on an <br />approximately 16. I-acre site located at the southeast corner of Stoneridge Drive <br />and Trevor Parkway; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - LDR and MDR <br />(Low Density Residential and Medium Density Residential) District; and <br /> <br />WHEREAS, at its dilly noticed public hearing of April 22, 1998, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the proposed project is covered by the Environmental Impact Report prepared for <br />the Stoneridge Drive Specific Plan; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed development plan modification is in the best interests of the <br />public health, safety, and general welfare. <br /> <br />The Environmental Impact Report (ErR) prepared for the Stoneridge <br />Specific Plan area analyzed in detail the potential hazards and effects of <br />construction on the subject property. <br /> <br />The project developer is conditioned by the previous PUD Development <br />Plan -- PUD-91-11 -- to finance this project's share of the costs to widen <br />El Charro Road, improve the I-580/El Charro Road interchange, construct <br />the potential Stoneridge Drive bridge crossing over the Arroyo Mocho <br />canal, and construct 26-acres of public parks in the Specific Plan area. <br /> <br />The project site lies outside of the ALUC (Airport Land Use <br />Commission's) clear zone and approach zone adopted for the Livermore <br />Airport. The adopted ALUC safety zone, which defines compatible and <br />incompatible land uses, extends only to the east side ofEl Charro Road. <br />
