PLANNING COMMISSION CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-98-29

RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF
STANDARD PACIFIC OF NORTHERN CALIFORNIA FOR A MODIFICATION TO
AN APPROVED PLANNED UNIT DEVELOPMENT, AS FILED UNDER CASE
PUD-9l-ll-3M

WHEREAS, Standard Pacific of Northern California has applied for a modification to an
approved Planned Unit Development to replace 146 clustered, single-family
detached homes with 143 "interlocking," single-family detached dwellings on an
approximately 16. I-acre site located at the southeast corner of Stoneridge Drive
and Trevor Parkway; and

WHEREAS, zoning for the property is PUD (Planned Unit Development) - LDR and MDR
(Low Density Residential and Medium Density Residential) District; and

WHEREAS, at its dilly noticed public hearing of April 22, 1998, the Planning Commission
considered all public testimony, relevant exhibits, and recommendations of the
City staff concerning this application; and

WHEREAS, the proposed project is covered by the Environmental Impact Report prepared for
the Stoneridge Drive Specific Plan; and

WHEREAS, the Planning Commission made the following findings:

1. The proposed development plan modification is in the best interests of the
public health, safety, and general welfare.

The Environmental Impact Report (ErR) prepared for the Stoneridge
Specific Plan area analyzed in detail the potential hazards and effects of
construction on the subject property.

The project developer is conditioned by the previous PUD Development
Plan -- PUD-91-11 -- to finance this project's share of the costs to widen
El Charro Road, improve the I-580/El Charro Road interchange, construct
the potential Stoneridge Drive bridge crossing over the Arroyo Mocho
canal, and construct 26-acres of public parks in the Specific Plan area.

The project site lies outside of the ALUC (Airport Land Use
Commission's) clear zone and approach zone adopted for the Livermore
Airport. The adopted ALUC safety zone, which defines compatible and
incompatible land uses, extends only to the east side ofEl Charro Road.
