<br />Resolution No. PC-98-24 <br /> <br />Page II <br /> <br />45. The applicant shall meet all requirements of the Uniform Fire Code (Chapter 20.24 of the <br />Pleasanton Municipal Code). <br /> <br />46. The applicant shall keep the site free of fire hazards from the start of lumber construction <br />until final inspection. <br /> <br />47. The Fire Chief and City Engineer shall approve the number, type and location of all <br />public fire hydrants. The Fire Chief and Director of Building Inspection shall approve the <br />number, type, and location of private fire hydrants. <br /> <br />48. Prior to any framing construction, the applicant shall provide adequate fire protection <br />facilities, including but not limited to surface roads, fire hydrants, and a water supply and <br />water flow meeting Fire Department standards to suppress a major fire. If, prior to any <br />framing construction, the applicant proposes in writing an alternate method of fire <br />protection, the Fire Chief may allow the alternative method. <br /> <br />49. All curbs within a 7 1/2 foot radius of a public fire hydrant shall be painted red unless <br />modified by the Pleasanton Municipal Code or the Fire Chief. Blue street "hydrant <br />markers" shall be installed for all fire hydrants per City of Pleasanton Standard <br />Specifications. <br /> <br />Engineering <br /> <br />50. The applicant shall submit a final grading and drainage plan prepared by a licensed civil <br />engineer depicting all final grades and on-site drainage control measures to protect all cut <br />and fill slopes from surface water overflow. This plan shall be subject to the review and <br />approval of the City Engineer and/or the Director of Building Inspection prior to the <br />issuance of any building permits. <br /> <br />51. The applicant shall submit a refundable cash bond for hazard and erosion control prior to <br />issuance of an Engineering or Building Department permit. The amount of this bond will <br />be determined by the City Engineer. <br /> <br />52. The applicant shall grant an easement to the City over those parcels needed for public <br />service easements (P.S.E.) and which are approved by the City Engineer or other <br />easements which may be designated by the City Engineer. <br /> <br />53. The design for the line, grade, and structural sections for the streets serving this <br />development shall be subject to final review and approval by the City Engineer. <br />
