The proposed development shall conform substantially to the site plan, landscape plan, <br />grading plan, elevations, and colors/materials board, related materials, Exhibit "A" dated <br />"Received March 31, 1998", on file with the Planning Department, except as modified by <br />these conditions. <br /> <br />2. Final building, site, grading, and landscape plans shall be submitted to the Planning <br />Director for review and approval before issuance of a building permit. Minor changes to <br />the plans may be allowed subject to approval by the Planning Director if found to be in <br />substantial conformance with the approved exhibits. <br /> <br />3. The design review approval will lapse within one (I) year from the date of approval, <br />April 8, 1998, unless a building permit has been issued and construction has commenced <br />and is diligently pursued toward completion, or unless an extension has been approved by <br />the City. <br /> <br />4. In the event that any additional accessory structures, landscape modifications, tennis <br />courts, decks, or building additions are proposed to be constructed on the subject site, the <br />owner of the property shall submit an application for the review and approval by the <br />Planning Director. All accessory structures shall conform to the height and setback <br />requirements of the R-I-8500 zoning district. The Planning Director may defer the <br />application to the Planning Commission or other applicable reviewing body if he/she <br />deems it necessary. <br /> <br />5. The building owner/developer shall obtain a building permit from the Building <br />Department, an encroachment permit from the Public Works Department, and any other <br />applicable City permits for the project prior to the commencement of any construction. <br /> <br />6. The approved building materials and colors shall be stated on the final building plans <br />submitted for issuance of building permits. <br /> <br />7. The applicants shall post address numerals on the building so as to be plainly visible from <br />the adjoining streets during both daylight and night time hours. <br /> <br />8. Any proposed outdoor lighting for the subject property shall be ofIow intensity, less than <br />a seventy (70) watt point source, and shall be designed, installed, and maintained so that <br />it does not glare onto adjacent properties. <br />
