Prior to issuance of a building permit, the applicant shall pay the applicable Zone 7 <br />and City connection fees and water meter cost for any water meters, including <br />irrigation meters. Additionally, the developer shall pay any applicable DSRSD <br />sewer permit fee. <br /> <br />28. The applicant shall submit two copies of the site soils report for each custom home <br />to the Director of Building Inspection for third party peer review and shall pay for <br />such review at the time specified by the Director, but in all cases before the <br />issuance of a grading permit for the custom home. <br /> <br />Fire <br /> <br />29. The applicant shall ensure that the portion of the private driveway on the project <br />site that serves Lot 6 and the Fuller residence is constructed to withstand a 55,000 <br />lb. weight and that the roadway has an all-weather surface. A total vertical <br />clearance of 13 1/2 ft. and a horizontal clearance of 20 ft. shall be maintained for <br />the length of this driveway. The final design of this roadway shall be submitted <br />for the review and approval of the Fire Marshall prior to the City Council approval <br />of the final map. <br /> <br />30. Each homeowner shall provide a wildland management plan for their lot for the <br />review and approval of the Fire Marshal as part of the design review process for <br />each of the custom homes. <br /> <br />31. The applicant shall post address numerals on the buildings so as to be plainly <br />visible from all adjoining streets or driveways during both daylight and night time <br />hours. The address for the existing Yee and Fuller houses shall be posted on signs <br />adjacent to their respective driveways so as to be visible from Equus Court. <br /> <br />32. The development shall meet all requirements of the Pleasanton Fire Code (Chapter <br />20.24 of the Pleasanton Municipal Code). <br /> <br />33. The site shall be kept free of fire hazards from the start of construction to final <br />inspection. <br /> <br />34. The applicant shall provide an appropriate mechanism for opening the gate at the <br />driveway to the Fuller property in the event of an emergency. The final design of <br />this mechanism shall be submitted for the review and approval of the Fire Marshall <br />prior to the City Council approval of the final map. <br />
