<br />Resolution No. PC-98-17 <br />Page 4 <br /> <br />PROJECT SPECIFIC CONDITIONS <br /> <br />8. The colors and materials of the buildings shall be submitted to and approved by the <br />Planning Director prior to the issuance of a building permit and shall be consistent with <br />the approved colors on file as part of Exhibit "A". Approved colors shall be stated on the <br />plans submitted for issuance of building permits, as modified below: <br /> <br />a. The proposed siding color shall be changed to a darker tone and the trim color <br />shall provide more of a contrast to the siding. <br /> <br />b. The round ended wood shingling and panels beneath the second story windows <br />shall be painted a color different from the siding and trim color. <br /> <br />c. A sample of the masonite siding shall be provided. Said siding material shall be <br />of a high quality and shall not be imprinted with faux texturing. <br /> <br />9. Prior to the issuance of building permits, a detail for the support columns for the front <br />porch columns shall be provided with the construction drawings. <br /> <br />LANDSCAPING. FENCING. HARDSCAPE. AND TREE PRESERV AnON <br /> <br />10. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. Said landscape plan shall include the following: <br /> <br />a. The patterned colored concrete shown on the plans shall be textured (i.e., <br />stamped). Said treatment shall be noted in the construction plans. <br /> <br />b. The property line fence along the eastern property line shall be changed to a solid, <br />redwood good neighbor fence six feet in height. All other fencing within the <br />development may be as proposed. <br /> <br />c. The applicant shall work with the representatives of Kottinger Place and with <br />staff to devise a comprehensive "property line" landscape plan to adequately buffer the <br />senior housing project from the proposed four-unit complex. No more than a ten foot <br />wide strip of land as measured from the common property line eastward, in addition to <br />the four foot wide planter area on the western side of the property line, shall be included <br />in the "property line" landscape plan. This landscape plan shall include a variety of plant <br />materials chosen from the proposed plant palette of this project, subject to the review and <br />approval of the Planning Director. <br />
