Prior to issuance of a building permit, the applicant shall pay the applicable Zone 7 and <br />City connection fees and water meter cost foc any wat!;c m!;t~r~\ in~l\lQin~ irri~Q.\i~U <br />meters. Additionally, the developer shall pay any applicable DSRSD sewer permit fee. <br /> <br />29. A sanitary sewer sampling manhole shall be provided on each of the sanitary sewer <br />lateral from each building, unless otherwise waived by the Director of Building <br />Inspection. <br /> <br />30. All retaining walls higher than four feet from the top of the wall to the bottom of the <br />footway shall be constructed of reinforced concrete or shall be an approved crib wall <br />type. Calculations signed by a registered civil engineer shall accompany the wall plans. <br /> <br />31. The applicant shall submit two copies of the site soils report for each custom home to the <br />Director of Building Inspection for third party peer review and shall pay for such review <br />at the time specified by the Director, but in all cases before the issuance of a grading <br />permit for the custom home. <br /> <br />Fire <br /> <br />32. The applicant shall ensure that the driveway that serves Parcel "2" is constructed to <br />withstand a 55,000 lb. weight and that the roadway has an all-weather surface. A total <br />vertical clearance of 13 1/2 ft. and a horizontal clearance of 20 ft. shall be maintained for <br />the length of this driveway. The final design of this roadway shall be submitted for the <br />review and approval of the Fire Marshall prior to the recordation of the final map. <br /> <br />33. The applicant shall post address numerals on the buildings so as to be plainly visible from <br />all adjoining streets or driveways during both daylight and night time hours. The address <br />for Parcel "2" shall be posted so as to be visible from Sycamore Road. <br /> <br />34. The development shall meet all requirements of the Pleasanton Fire Code (Chapter 20.24 <br />of the Pleasanton Municipal Code). <br /> <br />35. The site shall be kept free of fire hazards from the start of construction to final inspection. <br /> <br />36. The applicant shall provide an appropriate mechanism for opening the gate at the <br />driveway to Parcel "2" in the event of an emergency. The final design of this mechanism <br />shall be submitted for the review and approval of the Fire Marshall prior to the <br />recordation of the final map. <br /> <br />EnPineerine <br /> <br />37. A sanitary sewer c1eanout shall be instaIled at the front property line of each custom <br />home, unless otherwise waived by the City Engineer. <br />
